Drain-oh!

We've just found out (courtesy of dreamer_kerry via the Home One Forum - thank you Kerry) that we have a planning overlay on our land.  On the map above, taken from the planning department website there's a thick blue line running along the top of the estate and then diagonally through the eastern end.  I'm pretty sure this was originally a narrow agricultural run-off, as we had a slight ditch running through our land on this same angle.

Kerry is building with PD, and they have informed her that a special town planning permit must be applied for which will take around 3 months to come through.  We've checked with our builder, Carlisle, and they don't believe it's going to be a hold up, but they'll get back to us later today or tomorrow with more info.

So basically, my reason for this post is to see if anyone else on the estate has been affected and to alert those who may be affected of the possibility of more delays.  If anyone has encountered a similar issue and would like to share the results, I'm sure there'd be a few of us anxious to hear about it.

My aunty and uncle are about to start building in the Hunt Club Estate, Cranbourne East. http://nisbetsnewhome.blogspot.com/ Is this a different estate to yours?

Hi Cassandra,
Different estate. Hunt Club is a few k's south of us. Could be worth checking out the link to the planning website though just to make sure they're not affected. Unbelievable that no one has told us about this!!

Reinsey i think that runs right through the front of our block on chantenay Parade, what is the blue line?? Hmmm were still a couple months away from our build tho, i really hope its not a big problem!!

Tash, I think the blue line is supposed to be the overflow path that water will take if we receive a 1 in 100 year downpour. Seems a bit dumb to me. Rainwater may have taken that course when there was no infrastructure, but now with roads and drains everywhere, surely that would divert the course? Bureaucratic legal garbage I think to stop us suing "someone" should our house flood.

WHAT!!!! no one told you this i.e. Developer? or even Carlisle must have seen on the Subdivision Engineering Plans??????? Hope doesn't hold you up. Top of Maplewood Court/Faringdon Crescent - Carlisle are currently building right where the blue line goes. I think Ezzmay, try and check it out.

Deb, thanks for the tip. Ezzmay had a 3 week delay because of this planning overlay.
Tash... Could be worth letting your builder know as there's a different site level survey that needs to be submitted to council. Problem is, they don't tell you straight up. They reject your building permit and make you reapply, which is where the hold up comes in.
Emilio... Don't know if you read this blog, but it runs through your block as well.

Sure will. We were booked for a scrape next week, slab the following week and frame pre Xmas! Bummer 'eh???

I will definatly contact my CSC today, thanks for letting me know Reinsey, i wonder weather she will have any idea what i am talking about or weather i will be able to explain it to her properly!! So i need to tell her that there is a planning over meaning that we need a different site level survey?? Are your builders going to charge you more for this Reinsey??

Yes please Reinsey,I couldnt work out how to pm, but its ok, it is tashluvs@hotmail.com i did speak to my csc this afternoon she asked if i could send her something on it, she did seem to know what i was talking about, she also seems to think that there is a chance that we might ok because its at the front of our block so we might not be building on it!! I can only hope, thanks for you help :)
