...and hope like anything that it blooms overnight as tomorrow is TENDER DAY.
Loz and I have set a "hyperventilation" amount.  Anything under this will make for a happy day.  Anything over will have me reaching for a paper bag!


Sure, we've upgraded a fair bit.  And based on our PD experience, we (read, I) have expensive tastes, evidenced by us putting an extra 100K onto the base price of our former selection.

Tomorrow may come with a lot of compromises... do I REALLY NEED ducted vacuuming, a sonos sound system, double undermount sinks, a massive pivot door, the grand alfresco with stacker doors, enough downlights to keep Origin solvent, a fully rendered facade with a stacked stone feature, opulent wall tiles, home theatre pre-wire, mirrored sliders to the minor wardrobes, the very sexy upgraded kitchen, funky two way gas heater AND a partridge in a pear tree?

My advice is get anything done that you cant do after handover (ie, structural things like alfresco, etc.) Other things that I have found are far cheaper are driveways, curtains and flooring. But looking at your list most things wouldn't be able to be done after handover. lol.

Downlights is something that can be done after handover for a fraction of the price, just have to move the lights to a position of where a downlight would be put.

Well, I personally wouldn't be without ducted vacuuming, as I have it in my current house and its fantastic!!! The sound system - hmm that could be added later, double undermount sink - nice but not entirely necessary, pivot door - nice, depends on how much EXTRA though, can always be added later on. The Alfresco - definitely - where will we sit sipping on the vino?? The doors - bloody expensive, if we had them in ours it was going to be $5,500, so opted for bi-parting instead - and you can't flywire the flashy ones - imagine the flies that would take up residence especially seeing we are in a new estate!!! We have gone for 26 downlight package - may be exe but I think worth it, I would ditch the mirrored sliders to the minor bedrooms - how often will they be inhabited? And they can always look at themselves in the bathroom mirror. Being a love of gas fires, I would go for the fire definitely. And lastly can I take a cutting from your money tree, I would love to harvest a crop of them!!! Cheers

Ooh forgot the home theatre pre-wire - that just makes sense to do it at frame stage - so go for it!!
